In this episode we talk about the trend of the year, which we saw coming down Runway for sure in 2024 and some in 2023, and it’s called the Color Drench. This episode will unpack what this is and where to do it, how to do it, how we’re doing it, and we’re gonna share 5 projects that have been shot. We’ve been practicing this for probably the last 9 years and we didn’t know what it was called back then, but now we do and it’s awesome.
“As color drenching goes well beyond the simple accent wall like a monochromatic fantasy, the trend is all about a full-on single hue explosion across all surface levels in a room. In addition to the walls and ceilings, many objects and insulations such as window treatments and light fixtures get the same color treatment. However, a single color treatment doesn’t mean monotony. When color drenching a room, many designers opt to play around with the paints’ finish, mixing them both gloss and matte across a variety of textures such as wood or plaster to create greater interest.” 13:10

“You can’t just measure the square footage and think like, OK that equals the amount of square footage that’s in this roll, especially with the pattern because there is a calculation of how much waste you need, dependent on the pattern. He can even give me a fast number because it depends on the pattern and the space and each time it’s different. This Capitol Heights project we’re doing is just happening to hit newsstands here in Utah and is getting published in Utah Style and Design, and it’s a project we are so excited about and proud of.
“She just wanted a space where she could just sit, and there was no TV in there, but she could write letters, have a conversation, so we did this beautiful pullup table up to the sofa, and then there’s a lot of seating. You have a sofa, 2 beautiful chairs. It feels very much like a his and hers moment on the chairs, and then we have this beautiful mohair daybed kinda splitting the area with an antique rug.” 30:27

Today is gonna be the funniest podcast because we got a funny question from one of their listeners who wrote in and asked “Throughout your many years of working on residential projects, how do you see family portraits fitting into your interior design?” We have since discovered that we have some pretty strong opinions on this. We all grew up in a time when mothers only decorated in family photos and didn’t bother so much with other decorations. If you’re getting ready to build a home, you’re going to go with a big builder and he has a little center where you can pick out your paint, countertops and tile, and you only have a few selections. It’s like your build-a-bear. They get into how as designers they would “build the bear” or how they have in the past and how to work the system.

What to do with this great big wall. We get this question a lot where someone has a big wall and doesn't know what to do with it. This week we are doing kind of a part 2 on Sue’s emergency remodel and we thought it would be fun to talk about some of the best ways to update an older home. We have remodeled a lot of homes for people and we feel like there is a lot of magic in the walls. It’s really fun to think of the story and the history, and to think about what to highlight and pull away from, and then see what they’re reacting to. It feels like a chemistry experiment, psychologically. When you buy a remodel, you’re buying inherited architecture, which some of it is good, but some of it is not so good, and so it’s really just trying to understand this whole process of putting your own stamp on it and what that will look like to make it feel more you.
“I’m thinking of more of a mid century, 1950s, 60s, 70s home stacked rock, I don’t know if that works. If it’s a home that’s trying to feel European or something like that, then I think the overgrout works on the exterior, but if it’s mid century, it’s probably not gonna translate the same.” 12:53

She is someone that is known for mixing vintage with contemporary and her name is Ariel Okin and we talk with her about how she balances the old with the new. She is the founder of Ariel Okin Interiors, a full service design firm based in New York City. Her work has been featured in Arch Digest, Elle Decor, House Beautiful, Domino, and Vogue, and she is the Editor and Chief of Fenimore Lane, an E-commerce and editorial website. Ariel hosts an amazing podcast called Talk Shop with Ariel Okin where she talks with some of the greats in our industry about design philosophies. Her style is feminine and traditional, grounded in historical elements while carrying a freshness that’s inviting and comfortable.
“You have to shop around with vintage and antique. You have to physically go in and see it. You have to go into the shops. I think one of the most valuable pieces of advice that I’ve learned from chatting on our podcast too is you have to go out and shop in person. You have to touch the things, the fabrics, you have to sit on the sofas, feel the upholstery. Physically doing it is really important, especially and particularly with vintage.” 14:20

“I like my ceilings. Like right now, my ceilings are all the same color, whatever’s happening on the wall of that room. So in my public areas, they’re white. My floor is white and the ceiling’s white, it’s all the same finish, so it just feels continuous. There’s no stopping and starting. It really stretches the eye and kinda fakes it out that I’m not being drawn to a contrasting line or a colored wall is meeting up with a flat white on the ceiling. This week we have Rob Corcoran on the podcast, who is a real estate expert and has been a resident real estate agent for 24 years. One of our most successful podcasts of 2023 was one where we had a real estate expert come on, so we felt it would be great to do it again as people love it. The market is constantly changing, so Jess called Rob. He built a high end boutique that he sold in 2015 and kept the relocation division of the company, and then founded Influence Relocation, which has now expanded to over 50 markets across the USA from Miami to Alaska.
“You should never buy a home if you only plan on owning it for less than 5 years. So if you plan on buying a home and only being around for say 3 years, I would advise you probably not to purchase. You could get bitten to shorts on that if you need to sell or get relocated by your company, whatever happens in your life, the odds are you might be paying to get rid of your home.” 49:40

In this week’s episode we are doing re-upholstering or refinishing vs buying new. This is an age-old debate where some people don’t think it’s worth going through the trouble of refinishing old items, but others see it as an effective way to make their items look new while also preserving maybe some of that vintage touch said item might convey. Don’t think you’re doing this to save money, but rather to preserve an older item that has special meaning to you.

Today we are going to put all the fundamental design principles into one episode. We often give you guys little bits of information, such as you should hang your chandelier over your dining table, this height to this height, here’s the range. We thought we should do an episode for you guys where when you are finally ready to make a remodeling move, or maybe you’re rearranging your furniture this year, you’ll know what to do with spacing and dimensions. You’re probably all going to be working on some little project because you love interiors. So do we. We’re all ready to make a move, which may just be moving furniture from one room to another, but we’re going to give you dimensions that you need to know. Make sure to bookmark this episode because you’re going to want to come back to it in the future again and again in your lifetime to make sure you’re getting the spacing right.

“Today the cabinetry goes to the ceiling, or there’s a soffit with crown molding, but there’s no longer the dust collection. Nobody has done honey oak since the 90s. I don’t know if it’s gonna come back or not. Our oak came around again and it came more grayed, or ceruse, or toned down, but we have better lacquers today that don’t yellow the woods like they did in the 90s.” 15:01

Your hosts here on Alice lane have different opinions from each other. We’ve gotten some questions in and we find that we feel differently about these things and felt like maybe we should fight it out for you guys. We decided to just let it out and see what happens and we will still remain friends afterward. One example of something we talk about is having the TV above the fireplace and Cori says he has his TV above the fireplace, which Sue and Jess definitely disagree with style wise, but respect that he has made that decision.
“I personally have a sand and finish floor meaning we went and bought the wood planks, white oak, installed them all, water popped the grains, stained it, all the different layers of lacquer, the tedious process of doing a sand and finish floor…now everything is perfectly engineered. You get a perfectly finished, baked product in a factory where you don’t have to do it on site with all the chemicals.” 45:20

Today we are talking about the 5th wall, which we define as the ceiling. It’s a controversial thing because some people consider the floor to be the 5th wall and the ceiling as the 6th, but that’s not what we think. The ceiling is something we strongly feel can really set rooms apart in design, and create a lot of energy and magic surrounding what’s happening up above the head. Join us as we discuss the various ways we’ve incorporated the 5th wall into our many projects we’ve done over the years.
“We had ceilings with a lot of eaves in it. This is Tan France’s closet and after setting this for quite some time, you can see the wall height didn’t start until way down here, like 2 and a half feet, so we’re all pitches and it only made sense to treat the ceiling like the wall and wrap that entire room in stripes. It felt tented, and then we were able to bring in a mirror that went 2 stories up from the stairwell and bounced back all of that around the space.” 18:48

We have a question that catapulted into us making a whole podcast about this topic, which reads “Hi, long time listener to your podcast. Could you please do a session on lighting, like finding pieces that speak to each other room to room, dealing with custom shades. Do all lamps have the custom shades? For example, I have 4 lamps and they all have a beautiful fermoie shade that flank the perimeter of the room, but when I bring lamps into the center, I was going to coordinate, or even juxtapose that with a modern lamp. Best ways to wash out art with light when mounted picture lights just don’t work, but you also don’t want your ceiling to look like Swiss cheese from recess lighting?”
“The ideal shade is a natural linen, like probably a more off white or bone colored linen. That’s more beautiful than a natural paper shade because the paper shades kind of get burnt and get hot spots over years. It’s just not long lasting and if you’re paying a lot for a lamp it’s frustrating to have the shade start to show those warm spots on it…we use a place in Salt Lake City called the Lamp Company and they do custom lamp shades for us.” 29:24

Design is a wild and complicated business to get into. Of all the designers out there, somehow we all end up doing it differently. In the school of design, they don’t teach you that your business should be done a certain way, they just teach you the art of design and the different types of design: commercial, residential, etc., or little classes that teach you how to do things like purchase orders, sales estimates, how to work with vendors, and internal trade secrets that you’ll need to know, but how to run a business is much more broad and really just comes down to the individual and their way of doing things.
“I do think that those with a good attitude are also grateful, and when you’re grateful, I feel like you’re anxiously engaged. When you’re not grateful, you’re like ‘Oh, lucky you. You get me.’ But those that are grateful work better with other people. They’re humble, and they learn faster. If you can be humble, you’ll learn a lot faster. You’ll get to the finish line on any project you’re working on a lot quicker, when you’re grateful.” 21:44

We were discussing this topic and when we started listing these out, we realized it’s proof that we lived. We leaned hard into a trend, it’s the Asymmetrical haircut, and a part of us is like “No, respect that girl that was just trying her darndest!” But was it a good idea? Probably not. Those of us who do it professionally, we still have mishaps. “If you have a great view one way or the other, that’s where I would orient my furniture. Sue and Jess went to High Point Market and got to see what is up and coming for Spring of 2024. This is fashion week for interior designers and much like some people go to New York, or Milan, Sue and Jess go to North Carolina and they get to see what all the furniture makers are up to. The furniture makers are making new silhouettes, using new fabrics and finishes that are gonna be available for this coming Spring, and they’re just kind of seeing what’s new in lighting, rugs, furniture, case goods, mirrors, accessories, and everything across the board. They get to go and buy for this next Spring and with this episode they just want to dig into what they’re seeing in the interior trends so you know what’s coming on the horizon.
“So we saw fully upholstered sofas in it, chairs with contrast welds, we saw an artwork in textiles, this cabinet from Highland House that is so beautiful high gloss red.” 40:50 “One way that we saw it in fashion week a lot was there’s this LOEWE sandal that they did. It’s a flat sandal that laces up, it’s got these two really cute discs on the side, I think it sold out everywhere, but women would wear just like a light blue Levi’s with this red strappy sandal and get so much credit.” 42:25

We are talking about our Dear Alice Live recap in this episode. Creating a design Northstar is something we do for every client, so we’re gonna take you through how you do that in this week’s episode. We got a question from one of our listeners who is renovating a historic home built in 1790 in Hudson Valley, New York. She is in the middle of a major powder bath and kitchen remodel moving walls, placing windows, the whole deal. She asked how to avoid decision fatigue in these huge projects as she doesn’t want to make mistakes or regret choices. She has found that working with Pinterest and Pinterest mood boards has been helping, but she still would like to know how not to get burnout when making countless decisions over the course of a few months.

We see a lot of homes in all the work we do and in some of the remodels there are some things that you’re just inheriting. When you purchase a home like this, you have to get really good at planning because it’s not inexpensive to redo the various things you want changed, but there’s a lot of architecture and a lot of things you wouldn’t do today, but they did yesterday. “I think [travertine] is beautiful in spaces. I do think a modern beach house with travertine, just things that feel really earthy and water could run over them, is so pretty. In this episode we will be answering a listener question that came in. Somebody wanted to know how to lean into an editorial element, or slap in the face if you will, and brought up that it seems like there’s a way to bring in black into an otherwise neutral space, so we decided to create an entire podcast episode out of it. The most editorial moments are when you can show something with an opinion or unexpected, and something that’s not too played out, or it’s not the same player as the rest of the pieces in the room. The most editorial moment is when you get that one funky chair that just goes with what the owners love.

You guys really want to know about this subject, so we said “Who else do we know that we could bring on Dear Alice?” and Jess thought she could bring on her brother, Jake Luekenga, who has been doing in sort of a rental situation where he had two rental properties and went on to build a dream home, and he has a carriage house currently that he rents out nightly and we are going to find out why he does that nightly as opposed to by the month. He built a vacation rental with partners, and now he’s building an entire development of fractional ownership and whole ownership properties. So we’re just going to unpack all of this and find out what Jake has learned and knows for all of us who love interiors.

There was an article that came out from The Washington Post, which was titled “HGTV is making our homes boring and us sad, one study says.” It goes in to unpack that everybody is trying to make their homes these perfect places like you see on TV, and we all know that the home is often the biggest investment we make in a lifetime and our whole lives and the lives of those around us are tied up in our homes. So HGTV tells us that we have to make our homes the nicest possible and decorate it for the masses, and not our own happiness. Because there’s so much pressure to make our homes for the masses and maintain its value in the public eye, we might find there is much less of a personal touch to it. Our home is the place that we should feel the most comfortable.
“We don’t want our homes to look the same that we work on with the client because we want them to look like the client. We have to talk to them about who they are, what their origin is, where they went to school, what do their kids love? Those things are so vital in making the home successful because if it looks like me, cool if I’m moving in, but it doesn’t hold up and they won’t be happy. Our ultimate happiness comes when we can feel comfortable in our own place with our own people.” 30:00

Cori had a question that kind of went along with a question from one of our listeners and we realized that maybe we haven’t talked about layering enough, which is kind of the super power when it comes to the styling portion of interior design. Really getting those layers dialed in is a really good storytelling piece, and it’s a great fashion piece. It separates the goods from the greats and gives the house a beat and soul, and when we walk through, like in a few show rooms, and it really puts us in awe, it’s because of layers and the styling is on point. We have a project that our design center just completed, which is actually right here in Utah, but we’re not going to say where the location is. You would think this house was in LA or Las Vegas with its really high end finishes and very contemporary, fashion driven, and opinionated. We had a listener question and they asked how Jess and Suz became such good friends, so we thought it would be really fun to focus on that story in this episode. We’ve had bits of this story come up throughout our podcast, but never all in one like this one today. Jess tells her story about starting Alice Lane Interiors and how it came about, and then how Suzanne came into the picture after they fired their first interior designer who just wasn’t working out. We used to move a lot of furniture to people’s homes and set it all up for them to see how it looked and usually clients would love it and take the deal, but every now and then we’d have someone who just didn’t like it and would send it all back, which was a big pain for us, but it was all part of the learning process. “Find people that you honestly love to work with, so that it doesn’t feel like work.” “Passion is contagious.”
“We had so much fun and we would just be in our heels and our dresses just scooting furniture and seeing what worked best, thinking about the person’s personal things and drawing, sketching things out, and it really became a design laboratory. We would work the floor and help people from 10-7, and then the doors shut down and it was like Cinderella’s mice just scurrying about trying to put together this thing because they’re coming into the store the next day and we’re gonna show them what we’ve put together for them.” 7:28

One of our listeners asked the question of how someone can lean into the Spanish Colonial style of home, so we have created this podcast for those who have moved into a decades old home and aren’t sure about how to lean into its style. We want to help you know what to keep and preserve, and also what to change to fit your style. We wanted to do a quick little history lesson and talk about 5 principle things that are included in Spanish Colonial architecture, and then why certain celebrity estates are successful and why each of them look different because they each have a fresh new take.

Houses in this style Incorporate key elements of Mediterranean architecture, especially bright white exterior walls while also taking inspiration from Mexican, pueblo, and moorish design styles. The trend, or lifestyle, is called quiet luxury and some people refer to it as stealth wealth, which means you’re really quiet about your luxury and actually looking like millionaires, and not trying to drip so hard or wearing all the labels all at once. There’s a way to use the right materials in a way that isn’t shouting flashy, but still shines excellence and luxury.
